A roof rarely fails all at once. It sends signals first: a stain on a ceiling, shingles that curl, grit in the gutters. FORTIFIED, a program of the Insurance Institute for Business & Home Safety, lists eight of them.
Start with the roof you have. You don't need to climb onto it. FORTIFIED suggests starting at ground level, walking around the house, and using binoculars or a camera's zoom from a safe spot. Leave the rest to the roofer you hire to inspect it.
If a sign points to replacement, our roof replacement cost guide shows what to budget by material.
Signs you can see from inside
Water stains, a musty smell or peeling paint. These can mean the roof is leaking. Amica, a home insurer, suggests checking the attic regularly, especially after heavy rain. FORTIFIED calls an active leak the worst case: it can damage the structure and lead to mold.
Daylight through the roof boards. Some light in the attic is normal around vents and gables. Large beams of light, or light next to water stains, are a warning.
Rising energy bills. Amica notes that air leaks through a failing roof can make your heating and cooling work harder. On its own, this isn't proof. Alongside other signs, it's worth mentioning to the roofer.
Signs you can see from the yard
Curled or cupped shingles. FORTIFIED says curling can point to poor installation or poor attic ventilation, and should be checked by a professional before it gets worse.
Cracked or missing shingles. Damaged shingles can let water reach the roof deck.
Granules in the gutters. Granules protect asphalt shingles from the sun. A few in the gutters can be normal, even on a newer roof. Amica treats it as more of a concern on a roof over 10 years old.
Moss, algae or dark streaks. Moss holds water against the shingles. Algae shows up as dark stains that grow over time. Amica advises against scraping moss off yourself.
Rusty flashing or gutters. Rust around chimneys, vents or skylights, or cracked caulking, can let water in.
A sagging or wavy roofline. This is the most serious sign on the list. It can mean rot or a damaged support underneath, and both sources say to get it inspected right away. Amica suggests looking from across the street and from several angles.
Which signs need a roofer this week?
| Sign | How urgent |
|---|---|
| Sagging or wavy roofline | Right away |
| Active leak or fresh water stain | Right away |
| Missing shingles after a storm | Soon, before the next rain |
| Curled or cracked shingles | Get an inspection |
| Rusty flashing | Get an inspection |
| Moss, algae or streaks | Plan for it |
| Some granules in gutters | Watch it, especially on an older roof |
Our summary of the guidance from FORTIFIED (IBHS) and Amica.
Is it time to replace, or just repair?
Age matters. Most asphalt shingle roofs last about 15 to 30 years, and basic three-tab shingles about 15 to 20, according to Amica. If a second layer of shingles was laid over the first, Amica says replacement may be needed after about 20 years.
Frequent patching is another clue. Repeated leak fixes or shingle replacements can mean a new roof is the better deal over time.
Fixr's rule of thumb: a repair usually makes sense if there are no ongoing problems, it costs less than half of a new roof, and the roof has more than half its life left. The average roof repair runs about $1,174, according to HomeAdvisor.
What to do after a storm
Visible damage after high winds, a fallen tree or severe weather is one of the signs FORTIFIED lists. Homeowners insurance may help with a replacement, depending on what caused the damage, so check your policy.
Be wary of anyone who knocks on the door right after a storm and pushes you to sign that day. Amica advises getting at least three written quotes and not paying the full amount up front.

Common questions
How do I know if my roof needs replacing?
Look for leaks or ceiling stains, curled or missing shingles, granules in the gutters, moss, rusty flashing and a sagging roofline. Age and frequent repairs count too.
Can I check my roof without climbing on it?
Yes. Start from the ground, walk around the house and use binoculars or a camera zoom. Check the attic and ceilings from inside.
Are granules in the gutter a bad sign?
A few can be normal, even on a newer roof. Large amounts, or bare patches on the shingles, are more of a concern, especially on a roof over 10 years old.
How long does an asphalt roof last?
About 15 to 30 years for most asphalt shingle roofs, and about 15 to 20 for three-tab shingles.
